When an old three-story bank is to be demolished to make way for a fifty story office tower, and is adjacent to other buildings, you cannot simply demolish the bank, clear the rubble, and then excavate a 5-story deep hole for your new parking garage. All surrounding buildings rely on the neighboring buildings’ collective presence for geological stability.
The building next door isn’t likely to topple over, but you also don’t want pedestrian sidewalks collapsing into the excavation site. All those tons of soil must be secured with a retaining structure so no property is threatened and the worksite is safe.
There are numerous techniques for accomplishing this, and they vary according to the extent of the work to be done. This level of engineering considers support of adjacent structures, transverse soil-pressures, hydrostatic loading, and even deformation criteria.
In other words, this is not something to be undertaken lightly. These techniques encompass tools such as permanent or temporary pilings, underpinnings, French drains (weeping tiles), shotcrete reinforcement, as well as soil or rock nails and other slope stability systems.
